The development consists of nine residential blocks housing a total of 220 units. This variety in typology is intended to accommodate different household sizes and income levels within the Nandi Central Sub-County region.
Engineers and site coordinators integrated several modern utility systems into the estateβs design. A central gas reticulation system has been installed to supply the kitchens in all units, reducing the reliance on individual cylinders. The project also features an underground water tank supported by rainwater and greywater harvesting systems to ensure a consistent water supply for residents.
Sustainability played a central role in the technical execution of the project, which has achieved full compliance with EDGE certification standards. This international green building benchmark requires a minimum 20% reduction in energy and water use, as well as embodied energy in materials. To meet these targets, the estate utilizes solar lighting for all shared spaces and green areas.
The State Department for Internal Security and National Administration maintained a presence throughout the implementation phase. This oversight focused on site coordination and security assurance, which officials credit for the timely delivery of the nine blocks. The department also facilitated inter-agency cooperation to protect project assets and manage the transition from construction to the occupancy phase.
External infrastructure at the 6.41-acre site includes landscaped areas, dedicated parking facilities, and paved pedestrian walkways. These amenities were designed to support a gated community environment while maintaining professional standards of accessibility. The project location, identified as site 52 on the official housing portal, serves as a primary reference for the regionβs urban expansion.
Prospective homeowners are now being directed to the official government portal to begin the application process. Registration requires a valid Kenyan identity card and an eCitizen account. Under the standard Boma Yangu framework, applicants typically save a 10% deposit of the unit value to be eligible for allocation, with the option to utilize the Tenant Purchase Scheme for long-term financing.
The completion of the Kapsabet project comes as the government intensifies construction activity across 111 constituencies. By utilizing standardized designs and local labor, the programme aims to stimulate the regional economy while providing high-quality residential infrastructure.
