Nairobi Governor Johnson Sakaja has directed a comprehensive re-inspection of all ongoing construction projects in South C following the recent collapse of an eight-story residential building under development.

Authorities in Nairobi have initiated a sweeping safety audit of construction sites within the South C neighborhood. This move comes in the wake of a structural failure involving an eight-story building that collapsed on Monday night. The site, located near the South C police station and a local shopping center, was active before the incident, though no fatalities or injuries were reported as workers had left the premises for the day.

Nairobi Governor Johnson Sakaja visited the scene on Tuesday morning to assess the damage and oversee the initial response. During his site visit, the Governor announced that the county government would conduct a mandatory re-evaluation of all active building permits and structural approvals in the immediate area. This directive aims to identify any other potentially compromised structures that could pose a risk to public safety.

Preliminary observations indicate that the collapsed building was nearing the completion of its structural frame. While the specific cause of the failure remains under investigation by technical teams, the Governor emphasized that any negligence discovered during the inquiry would lead to severe administrative and legal consequences. He noted that the county’s planning and inspectorate departments are tasked with verifying whether the developer adhered to the approved architectural blueprints and structural specifications.

The site has been cordoned off as a crime scene. Officials from the National Construction Authority and the Board of Registration of Architects and Quantity Surveyors are expected to join the county’s technical team to conduct a forensic analysis of the debris. This collaboration is intended to determine if the failure originated from poor-quality building materials, unstable soil conditions, or unauthorized modifications to the building’s design during the vertical expansion phase.

Residents in the South C area have raised concerns regarding the rapid pace of high-rise development in a zone historically characterized by lower-density housing. The Governor acknowledged these concerns, stating that the audit will also investigate whether developers have been bypassing the necessary inspections required at various stages of construction. He confirmed that any project found to have violated the building code or without valid permits will be issued with immediate stop orders.

Building collapses in the capital have frequently been attributed to developers adding extra floors beyond what the original foundations were designed to support. The county government has signaled that it will be reviewing the professional conduct of the engineers and contractors listed on the project’s billboard. Under current regulations, the professionals involved in a failed project can face de-registration if they are found to have compromised safety standards.
For now, the site remains under the guard of local police to prevent scavenging and to ensure the safety of passersby. The county is expected to release a detailed report once the sub-surface analysis and document review are complete. In the interim, developers in the South C precinct have been advised to ensure all their documentation is in order as inspectors begin the door-to-door verification exercise this week.
