A single penthouse unit at the newly launched residential development known as The Marlow on Mill has been sold for R15.9 million to a buyer from the United Kingdom.
Located in the Southern Suburbs of Cape Town, South Africa, the transaction sets a new record price for an apartment block unit in that particular geographic market.
According to real estate firm Pam Golding Properties (PGP), which is managing sales for the scheme, the deal surpasses the suburb's previous record. That marker was established in 2020 when a residential unit at the nearby Newlands Peak project sold for R12.65 million.
The development, designed by TwoFiveFive Architects and being developed by Eris Property Group, comprises a total of 281 apartments alongside the single top-floor penthouse. The buyers from the United Kingdom (UK) plan to use the home during periodic visits to South Africa.
Built as the first major new residential project in Newlands in several years, the complex features four levels of basement parking, a ground-floor lobby with concierge service, full-time security, retail spaces, a gym, and rooftop leisure areas.
It is positioned close to commercial hubs, educational institutions, the Sports Science Institute of South Africa (SSISA), and sports stadiums.
Pam Golding Properties (PGP) confirmed that total sales at the property have now reached nearly R350 million. The majority of early buyers are investors aiming to generate rental yields, followed by leisure purchasers looking for temporary residence combined with short-term letting opportunities.
Beyond local purchasers from the Western Cape and other South African provinces, international demand for the 281 units has principally come from buyers based in the United Kingdom (UK), the United States (US), and Germany. Approximately 70 percent of current buyers are classified as middle-aged or mature.
Suburbs data from Lightstone statistics shows that Newlands has experienced an average 10-year capital growth rate of 7 percent. That figure exceeds the broader 5 percent average recorded across the city of Cape Town during the same period.
The site provides direct access to primary transport corridors, including the M3 and M5 highways. The ongoing sales performance reflects continued appetite for high-density, secure sectional-title developments in established suburban nodes outside Cape Town's main coastal markets.
