NSSF plans to turn its 1,000-acre land parcel in Mavoko into a mixed-use city, featuring homes, businesses, and supporting facilities.

National Social Security Fund (NSSF) has unveiled plans to transform its 1,000-acre land holding in Mavoko into a major mixed-use city.

The proposed development, located in Machakos County within the broader Nairobi Metropolitan Area, is expected to feature residential housing, commercial zones, and supporting urban facilities.

The strategically situated parcel of land is currently valued at approximately Sh39 billion.

The fund seeks to partner with private developers to execute the project using an Engineering, Procurement, Construction and Financing (EPCF) framework.

Under this model, the selected private partner will be tasked with undertaking feasibility studies, drafting master plans, and securing project financing to kickstart early-phase construction.

NSSF has held the land parcel for years, and the latest initiative represents a renewed effort to unlock value from its real estate portfolio.

The conceptualized city model aims to combine residential neighborhoods with light industrial parks, hospitality establishments, institutional spaces, and specialized warehousing.

Public infrastructure, including dedicated internal road networks, water systems, and digital utility connections, will form the backbone of the planned community.

Designers intend to align the construction with modern sustainable guidelines, integrating energy-efficient utilities, green building practices, and accessible public areas.

The land parcel benefits from close proximity to major regional transit hubs and transport arteries, including Jomo Kenyatta International Airport (JKIA) and the Standard Gauge Railway (SGR).

Its position relative to Konza Technopolis further places it within an expanding economic and industrial corridor in Machakos County.

NSSF plans to roll out the scheme in phases to match real estate market demand, managing execution risks while scaling infrastructure investment as needed.

The project represents one of the largest land transformation initiatives undertaken by a public institution in Kenya.

By introducing mixed-use zoning, the plan aims to create a self-sustaining node that reduces long-distance commuting for future residents and workers.

Detailed implementation timelines, procurement schedules, and final capital allocations will depend on the outcome of the ongoing competitive selection process for the primary development partner.
