Construction work on the Changamwe Infill Phase III, Sector I project in Mombasa is now in its advanced stages as the development enters its final finishing phase. The project, which officially broke ground in February 2024, is part of a broader push to mitigate the housing shortage in the coastal region by providing modern, secure, and affordable residential units.

The development consists of five five-storey blocks designed to accommodate 100 families. According to site specifications, the residential mix includes 60 three-bedroom units distributed across three blocks and 40 two-bedroom units located in the remaining two blocks. To support the increased density of the area, the project includes 100 dedicated parking spaces for residents.

Site reports indicate that major structural works are now finished. Current activities on the ground are focused on internal works, including the installation of electrical and mechanical systems. Technical teams are currently fitting wardrobes and windows, while painting remains the primary outstanding activity before the site can be considered fully ready for occupancy.

Beyond the physical infrastructure, the project has served as a significant source of employment for local youth in Mombasa. By engaging the local workforce in construction and finishing tasks, the project has provided steady income to residents while reducing idleness. This social impact is noted by local administrators as a constructive measure in addressing long-standing challenges related to drug and substance abuse in the Changamwe area.

The State Department for Internal Security and National Administration is coordinating with various implementing agencies to manage the transition from construction to occupancy. This collaboration aims to maintain a secure environment for workers on-site and ensure that the community infrastructure is safe for the eventual tenants.

This phase of the Changamwe Infill project follows a series of urban renewal efforts led by the National Housing Corporation (NHC) in the region. The NHC, which holds approximately 60 acres in Changamwe, has previously signaled long-term plans to redevelop existing estates into high-density housing hubs. The current Sector I works represent a critical component of this master plan, utilizing infill techniques to maximize land use within existing residential zones.

As the painting and final mechanical fittings conclude, the focus will shift toward the allocation process for the 100 units. The project stands as a factual benchmark for the speed of delivery in the current affordable housing pipeline, having moved from groundbreaking to the finishing stages in approximately one year.
