Over 1.6 million sq. ft. of new office space enters Nairobi market pipeline

Eight key developments across Westlands, Lavington, Upper Hill, and Runda add substantial floor area to Nairobi commercial inventory.

Commercial real estate developers in Nairobi have placed more than 1.6 million square feet of office space into the development pipeline. The ongoing and planned projects span high-density corporate nodes, including Westlands, Lavington, Upper Hill, and Runda.

Data shared by Money Academy Kenya outlines eight prominent office developments currently driving this expansion in plinth area across the capital.

Westlands accounts for a major portion of the upcoming stock across three developments. ICEA II represents the largest single project in Westlands with 350,000 square feet, while Mwanzi Square and SIB HQ each contribute 250,000 square feet of office floor space.

In Runda, Vantage Point represents the single largest commercial footprint among the listed projects, bringing 423,810 square feet to the neighborhood.

Upper Hill continues its commercial buildout with the Tanzanian High Commission building, which adds 150,000 square feet of diplomatic and corporate space to the financial district.

Lavington sees two commercial projects in the pipeline. The Pod provides 128,000 square feet, while The Angelou adds 42,000 square feet of commercial space.

Nexus Riverside also adds 70,000 square feet to the broader market supply.

The cumulative total of 1,663,810 square feet across these eight properties reflects continued capital deployment in Nairobi commercial buildouts.
