Construction continues on the Thika Bustani project, featuring six high-rise residential blocks and integrated commercial spaces to deliver 931 units in Thika town.

The Thika Bustani Affordable Housing Project in Thika Town Constituency, Kiambu County, has reached a visible stage of development with structural work underway on its main residential components. The scheme includes six high-rise blocks designated as A1 and A2 at ground plus 15 storeys, B1, B2 and B3 at ground plus 14 storeys, and block C at ground plus 15 storeys. 

Tese blocks are planned to provide a total of 931 housing units. The mix covers bedsitters through to one-, two- and three-bedroom apartments, distributed across affordable, market-rate and social housing categories to address different income levels among urban residents.

Alongside the residential element, the development contains a commercial aspect designed to serve daily needs. Eight shops have been incorporated within the residential blocks themselves, while a separate commercial block will accommodate 16 additional retail spaces. This arrangement aims to offer basic conveniences for future occupants and contribute to activity in the immediate area.

The project falls under the national government's Bottom-Up Economic Transformation Agenda, which seeks to deliver orderly and functional urban residential options in growing towns. Officials have described the approach as drawing practical lessons from established urban models, though details of direct technical influences remain limited in public statements.

Coordination on the ground has involved the State Department for Interior and National Administration. Its role has focused on maintaining security and an enabling environment around the site, supporting steady progress and longer-term stability for the community that will eventually take shape there.
